When it comes to selling your home, it’s all about finding a real estate agent who will price it right and who will market it right. To sell in the CURRENT correcting market that we find ourselves in? It takes a whole bunch more. Anyone who pays attention to our posts here on LUXE BLOG know what we mean by “the current correcting market that we find ourselves in”. It’s a buyer’s market. Period. Even though a small handful of the 17 cities such as Fountain Hills, Paradise Valley, and Scottsdale still technically rank as sellers’ markets, their status’ are expected to continue to decline into buyers’ markets over the next couple of months.

Virtual Tours & Photos

Earlier today, we saw some interesting figures about the percentage of homes on the MLS with a virtual tour and/or 38 or more photos. These stats are for the entire valley as a whole. While there were 20,989 listings on the market (273% increase year over year), there were also 6,580 in pending status (under contract and past all contingencies).

Out of the 6,580 pending properties as of November 1st, 2022, only 16% had a virtual tour and just 31% had 38 or more photos.

If you want to list your Arizona home for sale, it’s critical to find a professional Realtor who not only understands the current market yet also knows how to help you price your home right. Additionally, it’s also almost just as important that you work with someone who can afford to have a proper marketing and advertising campaign for your residence. It may seem like common sense, but just as we saw above, only 16% of pending homes (properties likely to actually close) had virtual tours. And even the properties with 38 or more photos (31%), were the 38+ photos taken professionally?
