How The Inventory Breaks Down

As true geeks on the Scottsdale real estate market, we keep our eye on inventory. Over the last several weeks, the number of listings in Greater Phoenix has DOUBLED. It is truly time for sellers to face a reality check. With that out of the way, per the Multiple Listing Service, as of 6/10/22 there's seven total active Optima Kierland condo listings on the market. Five of those listings are in the newest building (7180) and two are in 7120. Out of the seven total listings current active on the market:

• Prices ranged from $1,600,000 to $3,999,000
• Average current days on market was 19.6 days
• Square footages ranged from approx. 1,290 to 2,704 square feet
• 4 of the units were penthouse level (3 top floor and one 11th floor)
• Average price per square foot was approx. $1,346.10

Now, About That Market

As we pointed out above, there is NO denying that inventory is WAY up across not only the Phoenix real estate market, but the entire country. However, the Valley of the Sun is still at only about half of the inventory of what is considered a balanced market.
